1. Acceptance of terms
These Terms & Conditions govern access to and use of PropertyOps, a property-operations software service operated by Dogwood Properties. By accessing or using PropertyOps, you agree to these terms and to the applicable Privacy Policy.
If you use PropertyOps on behalf of an organization, you represent that you are authorized to use the service on that organization's behalf and to provide or manage information entered into the service as permitted by that organization.
2. The PropertyOps service
PropertyOps provides tools for short-term rental and property operations, including reservation-related operations, turnover preparation, maintenance and tasks, inventory and reusable-item tracking, transfers, assignments, operational history, recommendations, and notifications.
Features may change as the service evolves. Some functionality may rely on third-party integrations, external data, or separately configured services.
3. Authorized and responsible use
Users must use PropertyOps only for lawful, authorized business purposes. You are responsible for information entered through your account and for maintaining appropriate access to your organization, properties, users, locations, and operational data.
You may not use PropertyOps to:
- violate applicable law or the rights of another person;
- send unlawful, deceptive, abusive, or unsolicited communications;
- attempt to gain unauthorized access to systems or data;
- interfere with the security, availability, or operation of the service;
- misrepresent identity, authority, operational records, or messaging consent.
4. Operational data and decisions
PropertyOps may calculate, summarize, forecast, or recommend operational actions based on information available to the service. Users remain responsible for reviewing operational decisions, inventory quantities, assignments, property conditions, and other actions before relying on them.
PropertyOps is an operations-management tool and is not a substitute for professional legal, accounting, safety, building, medical, or other regulated advice.
5. PropertyOps SMS messaging terms
PropertyOps may send SMS messages to users and other authorized operational recipients who have consented to receive them. Messages are used for property-operations purposes and may include reservation or turnover activity, task or maintenance assignments, inventory and supply exceptions, action reminders, and other service-related alerts.
- Program name: PropertyOps Operational Notifications.
- Message frequency: Frequency depends on operational activity. Recipients may receive multiple messages on days when they have active assignments or when operational exceptions require attention.
- Rates: Message and data rates may apply.
- Opt out: Reply STOP to stop receiving PropertyOps SMS messages.
- Help: Reply HELP for assistance or contact stay@staydogwood.com.
- Consent: Consent to receive SMS messages is not a condition of purchasing goods or services and is intended to be voluntary and separate from unrelated required actions.
- Carrier responsibility: Wireless carriers are not liable for delayed or undelivered messages.
You are responsible for providing an accurate mobile number and for notifying the appropriate organization if that number changes. After opting out, you may receive a final message confirming the opt-out. You may later opt in again through an approved consent process.
Mobile information and messaging consent are handled in accordance with the PropertyOps Privacy Policy. Mobile numbers, SMS opt-in data, and messaging consent are not sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes.
6. Service availability and changes
We work to keep PropertyOps available and reliable, but uninterrupted or error-free operation is not guaranteed. Maintenance, network conditions, third-party outages, cloud services, messaging providers, integration changes, and other events may affect availability.
We may update, modify, suspend, or discontinue features when reasonably necessary for security, reliability, compliance, product development, or operational reasons.
7. Third-party services
PropertyOps may connect to third-party services such as reservation platforms, cloud infrastructure, email providers, SMS providers, or other integrations. Use of those services may be subject to separate agreements, charges, availability, and policies. We are not responsible for third-party services outside our control.
8. Intellectual property
PropertyOps, including its software, design, workflows, documentation, and branding, is protected by applicable intellectual-property laws. These terms do not transfer ownership of PropertyOps or grant rights beyond those necessary to use the service as authorized.
9. Disclaimers and limitation of liability
To the extent permitted by law, PropertyOps is provided on an "as available" basis without warranties that the service will always be uninterrupted, error-free, or suitable for every operational circumstance. Users are responsible for reasonable verification of time-sensitive, safety-related, financial, inventory, and property-management decisions.
To the extent permitted by applicable law, Dogwood Properties will not be liable for indirect, incidental, special, consequential, or punitive damages arising from use of or inability to use PropertyOps, third-party outages, or reliance on operational information generated by the service.
10. Suspension or termination
Access may be restricted or terminated when necessary to address security concerns, unlawful or abusive use, material violations of these terms, nonpayment where applicable, or other substantial risks to PropertyOps, its users, or third parties.
11. Changes to these terms
We may update these Terms & Conditions as PropertyOps changes or as legal, messaging, and operational requirements evolve. The effective date at the top of this page identifies the current version. Continued use after an update constitutes acceptance to the extent permitted by law.
